Confidential Tech Customer Office Tenant Improvement

The iconic Meier and Frank building in Portland’s Pearl District was transformed into creative office and retail space over the course of a year. This tech customer on the fourth floor incorporated the historical design of the building into an updated art nouveau space. This project was a design- build, BIM coordinated, HVAC and plumbing tenant improvement for an 80,000 square foot, open-office creative space. Key elements of this fast-track TI included a full commercial kitchen, dining area, multiple collaboration rooms, recording studio rooms, and multi-purpose rooms. HVAC system includes an outside air unit, along with a condenser water loop feeding approximately (80) water source heat pumps with full ductwork, hydronic piping, and DDC control systems.
